Riverside Real Estate Appraiser

Riverside, California has a diverse real estate market. The city of Riverside is within Riverside County but abuts directly to San Bernardino County sharing the title of the Inland Empire. As a real estate appraiser located in Canyon Crest, Riverside, I've had the opportunity to appraise all over Riverside and San Bernardino County. The city of Riverside is a historic city originally founded in the 1800s. The great appeal to this area was due to the Santa Ana River providing fertile land key to its citrus grove production. What many residents don't know is that at one point, Riverside was a booming affluent city, home to the greatest wealth, most upper middle-class residents per capita.


Riverside has numerous historic neighborhoods south of the Santa Ana River. These neighborhoods contain historic custom-built homes on palm tree lined streets. If you're a lover of architecture and history, I recommend a drive around these historic districts, such as the Woods Streets.


In terms of appraising these types of homes, whether it's a historic home in Riverside or in a city elsewhere, a degree of complexity is expected. These are not "cookie-cutter" tract homes, many variables are present resulting in numerous adjustments. A home appraisal takes into consideration the following elements: market conditions, finance terms, location, lot size, view type (if any), quality of construction, condition of improvements, age of dwelling, gross living area, bedroom/bathroom count, functional utility and amenities such as fireplaces and pools.


Appraisers follow a sequence of adjustments within a sales grid during a sale comparison approach to value. There are three methods performed to gather a fair market value: sale comparison approach, cost approach and income approach. The sales comparison approach holds the greatest weight is almost always utilized before the other two methodologies. All three methodologies are not always conducted. For example, an income approach is commonly performed for rental properties. A cost approach is often performed for highly custom-built homes such as historic Victorian homes, or for new construction appraisals.


Most homeowners understand the sale comparison approach. Many homeowners like to share their opinions to the appraiser during the inspection, homeowners are often aware of homes active for sale in their neighborhood or recent sales. They can share these comps with the appraiser directly or to the lender. However, this does not guarantee the use of provided comps.


EFK Appraisal Services originally started in Irvine, California. After 10 years of appraising throughout Southern California, San Diego particularly, the firm transplanted to Canyon Crest, Riverside. Since the firm's relocation, business has skyrocketed. Theories behind this boom in business funnels down to geography. Riverside is a very centralized area of Southern California. There's Los Angeles County to the west, San Bernardino County to the north / east, Orange County to the southwest and San Diego to the south.


Riverside and the surrounding Inland Empire is very established and populated. EFK Appraiser Services has been serving those in the community going through a divorce proceeding, estate tax planning or financing in the lender market. There's a host of reasons why one might need a home appraisal. When the time arises, property owners count on competent appraisers like me. Most appraisers don't view other appraisers as competition, but rather peers within the profession. I have the upmost respect for fellow appraisers and often refer them to client's requiring one who specializes in a certain arena. It's important an appraiser only accepts an assignment they're competent at; it would be a violation of USPAP to do otherwise. My firm only offers residential (and non-commercial zone land) appraisals at this time. I have a partnership with a well reputable commercial appraiser based out of Pasadena, California. For those inquiring about a commercial property, I confidently refer them to this person. And vice versa, this appraiser refers residential appraisals to my firm as they don't specialize in such.


Appraising in Riverside and the surrounding area has been a wonderful experience, and I intend to continue doing so long term.
