Appraisals are needed for a number of reasons, but a divorce most often stimulates a need for one. Divorces are stressful. They're long drown out processes; heated arguments arise, and financial disagreements bring out the worst in people. Typically, when a couple separates, each party hires their own appraiser OR both parties agree to selecting three appraisers together. Either way, it's very important these individuals get their real estate appraised to ensure both parties are protected from being ..." ripped off".
Whichever party is buying out the other, they generally hope the appraisal comes in low, while the other party getting bought out hopes the value comes in high. But keep in mind...appraisers are impartial parties, and they can't advocate for the person who hired them. Appraisers have strict laws and regulations which include the importance of being unbiased and objective. In a sense, we are financial referees.
